New regulations in BC mean real estate professionals must to disclose to consumers, at the outset of their dealings:
- whether they will be able to represent the consumer as a client
- what their duties and responsibilities are to clients and unrepresented parties
- how to file a complaint with the Real Estate Council of BC
This information helps to ensure that consumers are not confused or misled about whether a real estate professional they are dealing with is going to be representing their interests in the transaction.
The Disclosure of Representation in Trading Services form clearly outlines for consumers the services that a real estate licensee can provide. In addition to this disclosure, a Real Estate professional cannot represent two or more clients in the same transaction whose interests are in conflict. For example, a property seller and a prospective buyer for that same property. Representing two clients whose interests are in conflict is called dual agency and professionals are no longer allowed to engage in dual agency. Your real estate professional cannot represent both you (the buyer) and the seller in the same transaction.

Real Estate Council of British Columbia
Regulatory agency established by the B.C. provincial government and mandated to protect the public interests by enforcing licensing and licensee conduct requirements of the Real Estate Services Act. The Council is responsible for licensing individuals and brokerages engaged in real estate sales.
Okanagan Mainline Real Estate Board (OMREB)
OMREB is comprised of 1,090 member REALTORS® and 93 real estate offices in the Southern Interior of BC. The Board area covers the Central Okanagan, North Okanagan and Shuswap – from Peachland to Revelstoke. OBREB promotes professionalism among its members and administers a Code of Ethics and Standards of Business Practice. OMREB also records and reports real estate market statistics, administers the Realty Watch Crime Prevention and Emergency Assistance program.
